The Property Manager is responsible for overseeing the maintenance and upkeep of residential properties and tenant satisfaction.
Duties include scheduling routine maintenance like landscaping, mowing lawns, scheduling make readies, overseeing a team of resident and maintenance staff and enforcing rental terms.
The goal is to maximize asset value, customer satisfaction and revenue.

Compensation:
$55,000
Responsibilities:
Facilitates resident move-ins/move-outs by negotiating leases, collecting security deposits and processing applications to ensure a smooth process
Maintain vendor relationships, implement budgets and coordinate on-site operations to ensure smooth operation of the property
Help create and organize marketing initiatives that generate excitement and new qualified leads/leases
Prepares annual budget to help make sure financial objectives are met
Coordinate repairs and renovations for tenants in a timely manner and to their satisfaction
Oversees all on-site operations and maintains vendor relationships to make certain all aspects of the property are running smoothly
Advertise vacancies, obtain referrals from current tenants, show units, and showcase advantages of locations and services to help obtain new tenants
Maintain property by investing and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units, and contracting with landscaping services to ensure our tenant’s satisfaction
Create budgets, collect rent, pay bills and perform other duties to make certain financial objectives are being met
Establishes rental rate by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals to ensure fair and competitive pricing
Qualifications:
Customer service or real estate sales background preferred
